Sustainability and climate impact have been a continuous focus for Grid 17 in Värtahamnen – from the architectural sketches by Brunnberg & Forshed to the current construction and completion. Niam’s project has now officially achieved an Outstanding rating in the BREEAM SE certification with an impressive score of 92 percent.
“BREEAM SE Outstanding is an incredible validation of our ambitious sustainability efforts in Stockholm’s Harbor Blocks. The Stockholm city's goals for the area are set high, making it both exciting and challenging to develop a new climate-smart office building with modern, high-quality architecture,” says Gustav Thörnqvist, Sustainability Manager at Niam.
The project has undergone a comprehensive BREEAM certification, with various aspects of the property being thoroughly assessed. The rating is based on the number of initiatives successfully implemented. While each individual measure may not result in a significant impact on its own, collectively they have a substantial effect on the building's overall performance.
Gustav Thörnvist highlights some of the key efforts undertaken in Grid 17:
"Stringent requirements were set for the indoor climate, with a particular focus on achieving high levels of sound and air quality. The building’s geometry and design have naturally played a significant role, and in combination with district heating, district cooling, and solar panels, have resulted in very low energy consumption. Our measurements show a reduction of 40% compared to conventional systems, with the rooftop solar panels accounting for approximately 15% of the building’s energy needs. Additionally, stormwater management has been a central aspect of the project, with extensive green roof areas that help delay, purify, and channel stormwater, while also promoting biodiversity."
Construction is currently in full swing. The property will consist of nine flexible floors with a total leasable area of 5,900 sqm. Tenants will have the option to lease an entire floor and gain access to a private rooftop terrace. Move-in for future tenants is expected to begin in the third quarter of 2025.
BREEAM is a certification system from the UK that has been used in approximately 500,000 buildings worldwide since 1990. It is the most widely used environmental certification system in Europe and is managed in Sweden by the Sweden Green Building Council.
