Vandenbergh 9 is located in Mariehäll, right next to the Bällsta River. It is an industrial building comprising approximately 33,500 sqm, which was acquired by Niam in February 2014.
Vandenbergh 9 is located in Mariehäll, right next to the Bällsta River. It is an industrial building comprising approximately 33,500 sqm, which was acquired by Niam in February 2014. The location is between Bromma with many green areas and Sundbyberg which has a more urban vibe. We realized this area would make for a very attractive living environment and our initial plan was to push through a planning process to create housing and then perform a full-scale reconstruction of the property. When the deal was closed and Niam overtook property management, we decided that the existing operations were very well suited for its lower floors, which were partly underground with limited natural light, and that residential and commercial operations could operate in symbiosis. In addition to condominiums, Vandenbergh 9 will include a preschool and public premises. By adjusting the plan, the cultural heritage of the existing building could be preserved as it represents the industrial expansion of Mariehäll during the 1960s.
Niam signed a 25-year lease with the main tenant and during the spring of 2017 the commercial part of the property was sold to Carnegie. A residential developer, SSM, also bought the building rights during 2017. While waiting for the plan to come into legal force, SSM has now begun marketing the project, which includes 274 condominiums.
