Niam Funds

Niam's primary business is managing real estate investment funds which target property investments in all sectors primarily in Sweden, Norway, Finland and Denmark. In the late 1990s and early 2000s, Niam was an operating partner to leading financial institutions, including Goldman Sachs, GE Capital and Morgan Stanley, who needed a local presence in the Nordic Region. Soon after, starting in the year 2000, Niam created three funds – Niam I, Niam II and Niam IIb – targeting specific opportunities in the Swedish real estate market. Niam is currently managing four closed-ended real estate funds. Two of the funds follow an opportunistic investment strategy – Niam Nordic V (vintage 2011) and Niam Nordic VI (vintage 2015). Two of the funds follows a core-plus investment strategy – Niam Nordic Core-Plus I (vintage 2012) and Niam Nordic Core-Plus II (vintage 2016).

Niam’s Early Funds

Niam Nordic Fund I, Niam Nordic Fund II & Niam Nordic Fund IIb

Niam’s early funds comprised approximately €70-80 million of investment capacity per fund. These funds were formed to invest in specific residential investment opportunities in Sweden. Niam Fund I was created in 2000 with an investment capacity of €70 million. The majority of the fund holdings were residential properties located in Gothenburg, Sweden, and the fund was liquidated during January 2004. Niam Fund II and Niam Fund IIb were created in 2001 and 2004, respectively, with a combined investment capacity of approximately €165 million. The funds targeted primarily residential properties in Sweden and the majority of the holdings were located in Gothenburg and Haninge, Sweden. The fund holdings were liquidated between 2004 and 2006.
