The starting signal has been given for the new office building, Grid 17, in Stockholm's Harbour Blocks. The foundation works have just been completed and the framework and façade are now being erected. Niam is now raising the structure for what will become Grid 17, nearly 6,000 square metres of office space, available for both small and large tenants.
“With Grid 17, we mark the start of a unique large scale urban development, in a central part of Stockholm. The location has excellent accessibility, with the metro station just a short walk away, and Stureplan reachable in two minutes. This building will bring urban life to the district, with the ground floor set to host various premises, including plans for a large café. Our goal is to create a space where people can both work and easily meet,” says Monika Fridenäs, Project manager at Niam.
Industrial design with modern flexibility
The Stockholm Harbour Blocks connection to water and industry is reflected in the building´s features both inside and outside in the façade, which features a raw character and rational structure. The repetition of structural elements forms a clear pattern – a so-called grid. The property will consist of nine flexible floors with a total leasable area of 5,900 sqm. Tenants will have the option to lease an entire floor, gaining access to a private rooftop terrace. The completion is estimated to take place during Q3 2025.
The Stockholm Harbour Blocks is set to be transformed into one of Stockholm's most sustainable inner-city areas in the coming years. The new district will therefore have a high environmental standard. Niam's property Grid 17 will feature green roof tops, solar panels and will be certified according to BREEAM Outstanding.
Part of a larger vision for Stockholm Harbour Blocks
Grid 17 is part of Niam's long-term investment in Stockholm Harbour Blocks, encompassing over 60,000 square metres of leasable space across various projects. In addition to Grid 17, Niam is developing and owning the Scandic Hotels building and the office building EQ Stockholm. Another significant new construction project is The Dockworks, set to become one of Stockholm's most spectacular buildings. When the vision for the Stockholm Harbour Quarter is realised, there will be 20,000 workplaces and 5,000 residents in the area. With Grid 17 taking shape, the first phase of this transformative initiative is now underway.
